Inspection Services
You will get a high-quality home inspection backed by experience and care.
Buyers Inspections
During a buyer’s inspection, our skilled inspectors thoroughly examine the property, assessing its various components, including the structure, systems, and major appliances. We identify any potential issues, such as defects, safety concerns, or maintenance issues, allowing you to have a complete picture of the property’s condition.
The buyer’s inspection helps you uncover any problems that may not be apparent during a casual walkthrough, providing peace of mind and potentially saving you from costly surprises down the line. Armed with the inspection report, you can negotiate repairs or price adjustments with confidence.
At Pro Home Inspections, we prioritize your interests and strive for transparency. We provide you with a comprehensive inspection report, detailing our findings and offering expert recommendations. Our goal is to ensure you have a clear understanding of the property’s strengths and areas that may require attention, allowing you to proceed with confidence in your purchasing decision.
Pre-Listing Inspections
A pre-listing inspection from Pro Home Inspections can give you a competitive edge. Our comprehensive pre-listing inspections allows you to identify and address potential issues before listing your property for sale. Gain a clear understanding of your property’s condition, manage buyers expectations, and helps your team set a realistic asking price.
It also provides an opportunity to proactively address any issues, potentially saving you from last-minute negotiations or delays during the selling process. A pre-listing inspection demonstrates your commitment to transparency and helps build trust with potential buyers. It gives them confidence in the property’s condition, which can lead to quicker sales and potentially higher offers.
Thermal Imaging
Thermal imaging, or infrared camera inspections allow our inspectors to identify temperature variations and anomalies not visible to the naked eye. These images reveal temperature differences that may indicate potential problems, such as water leaks, electrical hotspots, energy inefficiencies, and insulation gaps. Adding thermal imaging to your inspection can assist in highlighting potential problems within the home.
Sewer Scope Inspections
A sewer scope adds valuable insights, helping you avoid potential costly repairs and surprises down the road. Our skilled inspectors will use specialized cameras to examine the lateral sewer line, identifying any potential issues such as blockages, tree root intrusion, pipe corrosion, or other damages. We will provide a detailed report as well as high quality video footage.
Water Testing
Our additional services include collection of water samples to be lab tested for Bacteria, Nitrates, and/or Lead. For certain real estate transactions this test may be required. It is recommended your private well water should be tested annually.
Mold Testing
We offer area sample collection for concern of mold or mold growth to be lab tested. We use mold swab and tape lift kits which are sent to a laboratory for analysis. The analysis of mold samples provides valuable insight into the type and concentration of mold present. This information is crucial for a home owner or buyer to determine the next course of action.
Air Quality Testing
Our air quality testing services evaluate the indoor air quality of your home. We will use our environmental testing equipment to capture air samples of your home and have the samples lab tested for mold analysis. The complete test samples mold variations and concentrations, temperature, barometric pressure and relative humidity.
Radon Testing
Radon is the leading environmental cause of any cancer. 1 out of every 15 homes have elevated levels of radon in them. Radon naturally comes from rocks and soil in the ground and is usually in the air around us. You cannot see or smell radon. Pro Home Inspections will test for radon levels to ensure your family’s home is safe.
Well Flow Rate Testing
Buying a home with a well? We will conduct a well flow rate test to determine if your well can sustain adequate flow. Our visual inspection will cover well location, well cap or well head seal, pump, pressure switch, storage tanks and cisterns (if accessible). We will conduct a 1 or 2 hour test and monitor the wells flow in gallons per minute as well as the pumps electrical current draw.
